RENTALS

The rental management app, made for people who rent out properties

One flat, three properties or a room-by-room property: Wauchi reads the transfers from your bank and from your bank statements, matches each one to its tenant and tells you who has paid, who is behind and by how much. No properties, but you rent out a storage room, a parking space, a garage, a plot of land or something else? You can manage it all, simply and automatically.

WHAT IT DOES

Everything a landlord needs.

Who has paid and who is late

Every transfer that arrives is recognised by its name and amount and placed on its tenant, month by month. At the first doubt Wauchi asks you, then remembers. The properties that are behind stand out, with the amount missing: you know who to call.

  • Month by month for every tenant: due, paid and the difference.
  • The alerts: when a rent arrives and when one is missing, without opening your online banking.

The reminder, already written

When a month stays unpaid, Wauchi writes the email to the tenant for you: the months missing, the total and the details for the transfer, taken from the account where their rent arrives. You copy it with a tap, or open it already addressed.

Contracts, deposits and deadlines

You upload the contract, as a PDF, a Word file or a photo, and Wauchi reads the rent, the charges, the deposit and the dates. For the harder contracts it uses the AI assistant, only if you switch it on; otherwise you type the details yourself, in a minute.

  • The deadlines on a timeline: the window to give notice, the renewal, the end. It warns you in advance.
  • 4+4, 3+2, transitional and student contracts, each with its own notice and renewal.
  • The deposits you hold, taken out of the cash you can spend, and how much to return when a tenant leaves.

Bills and expenses, property by property

Building charges, electricity, gas, water, insurance: every expense goes to its property. If a bill doesn’t say which property it is for, you choose once and it holds for the next ones with the same name. In a room-by-room property the bills are split between the tenants and enter each one’s month by month.

What each property earns

Rent income minus expenses, property by property: the profit and loss of each property, without a spreadsheet. Tap a property and you see where the rent comes from and where the expenses go, keeping what has already arrived apart from what is missing.
